Once a buyer is found, their solicitor starts asking questions. When was the extension built, and where's the sign-off? Is the boiler serviced? What's the story with that boundary? Hunting for answers and paperwork at that point can add weeks, and sometimes a buyer walks away. Getting it all ready before you go to market means your buyer's solicitor can start work straight away.

Step 1: We call you.
Matthew talks you through what's involved and answers your questions.
Step 2: We look at your home.
We pull the official records, then go through the house with you: work you've done, the boiler, any extensions, anything a buyer might ask about.
Step 3: We gather and check.
You share what you have, and we chase the rest from councils, installers and managing agents.
Step 4: Your pack is ready.
Within ten working days you and your agent get a clear pack, with anything still outstanding clearly marked.

I can gather my own paperwork. Why use HomeVerifi?
You can, and some people do. Most don't know exactly what a buyer's solicitor will need, and the gaps usually surface after an offer, when time matters most. We know what to look for, we chase the things you don't have, and we check that it all adds up.
Does this replace my solicitor?
No. Your solicitor still handles the legal side of your sale. We get the information ready beforehand, so they and the buyer's solicitor can move faster.
How long does it take?
Your pack is ready within ten working days of getting started. We'll tell you straight away if anything will take longer, like a certificate from the council.
What if some paperwork is missing?
That's common. We chase what we can, and anything still outstanding is clearly marked in your pack, so your agent and buyer know where things stand.
How much does it cost?
It's a £450 flat fee for most homeowners. We'll be able to confirm it after our call.
